For estate agents, competing for instructions means spending enormous resources on marketing and canvassing — much of it aimed at people with no intention of selling for years. The market is opaque, and the best mandates often go to whoever was most persistent, not most capable.

Premonitia changes the dynamic entirely. We work from data, not doorstep calls — identifying the right sellers at the right moment, and giving them the tools to put agents in genuine competition for their instruction.

Intelligence that works
before the decision

Our scoring model analyses over 549,000 London residential properties using ten data signals drawn from public records — Land Registry, Companies House, EPC registers, planning portals, and more. Each property is scored against a weighted probability model to identify those most likely to sell within the next three to six months.

When a property reaches the threshold, we make contact — via a personal letter with a secure QR code. The owner arrives at a private portal, confirms their details and timeline, and we handle everything else: approaching the most relevant local agents anonymously, collecting their bids, and presenting a clean comparison.

The seller chooses. Their identity is revealed only when they are ready.

Seller anonymity

Your identity is never shared with estate agents until you explicitly choose one. We approach agents on your behalf with only the property address and a broad profile. No names, no contact details, no opportunity for pressure.

Data transparency

Every scoring signal we use is derived from public record data. We never purchase private consumer data. Our methodology is published in full on our How We Score page, and any property owner can request to see their own score.

Agent quality

We only invite agents whose track record, local knowledge, and client ratings meet our standards. Agents who submit misleading bids or fail to deliver on their commitments are removed from the platform.

No obligation

Using Premonitia is entirely free for sellers. You can review bids, ask questions through our Aime concierge, and walk away at any stage. There is no contract, no fee, and no obligation to proceed.

Public records, privately handled

All property scoring is based entirely on publicly available data — the same records accessible to anyone through Land Registry, Companies House, the EPC register, and local planning portals. We do not hold or process any sensitive personal data in our scoring model.
