Premonitia operates the website at premonitia.com and the associated seller portal at owner.premonitia.com. For the purposes of the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018, Premonitia is the data controller in respect of personal data collected through these services.

Data we use for property scoring
Our predictive model is built entirely on publicly available data — information that any member of the public can access through official government registers. We do not purchase, infer, or model any private consumer data for scoring purposes.
The public data sources we use include:
- HM Land Registry — title ownership, transaction history, price paid data
- Companies House — corporate ownership, director records, company filings
- MHCLG EPC Register — energy performance certificate ratings and dates
- Local authority planning portals — planning applications and completion notices
- HMCTS Probate Registry — grants of probate linked to registered addresses
- Open electoral register — publicly available registration data
- Local authority council tax records — exemption and discount data (where publicly available)
Our use of this data is based on our legitimate interests in providing a property intelligence service. Property addresses and title ownership details are not, in themselves, personal data under UK GDPR — they are publicly registered facts about land. Where data relates to an identifiable individual (for example, an owner's name on a title register), we handle it in accordance with this policy.
Data collected through the seller portal
When you access the seller portal at owner.premonitia.com via a QR code or personal link, we collect and process the following personal data:
- Your name and contact details — provided by you during the onboarding conversation
- Your property address — pre-populated from Land Registry data, confirmed by you
- Your selling timeline and preferences — collected through the Aime chat interface
- Property condition and details — provided voluntarily to assist with agent matching
- Conversation history — your messages and Aime's responses, stored to maintain session continuity and improve the service
- Access token — a unique identifier linked to your property and the referring agent, used to maintain your session and track platform activity
We never share your name, contact details, or any identifying information with estate agents until you explicitly select an agent and authorise introduction. Agents receive only the property address and a broad profile for the purposes of preparing a bid.
Our legal basis for processing this data is contract performance — you are asking us to facilitate an agent selection process on your behalf — and, where applicable, legitimate interests in operating and improving the platform.
How we use your data
Personal data collected through the seller portal is used only for the following purposes:
- Verifying your property details and confirming your identity as the property owner or authorised representative
- Facilitating the anonymous agent bid process on your behalf
- Providing you with the Aime concierge service — answering questions, collecting your preferences, and guiding you through the process
- Sending you follow-up communications relating to your active case (bids received, process updates)
- Improving our scoring model and platform service through anonymised, aggregated analysis
We do not use your personal data for advertising, profiling unrelated to your property sale, or any purpose not listed above. We do not sell personal data to third parties.
Data sharing
We share personal data only in the following limited circumstances:
- Estate agents — your property address and anonymised profile are shared with shortlisted agents for the purpose of preparing a bid. Your name and contact details are shared only after you have chosen an agent and given explicit authorisation.
- Technology providers — we use third-party services to operate the platform, including cloud infrastructure, AI processing, and communication tools. These providers act as data processors under written agreements and may only process your data on our documented instructions.
- Legal obligation — we will disclose data to law enforcement or regulatory authorities where required by law.
All data is processed and stored within the United Kingdom or the European Economic Area. We do not transfer personal data to countries outside these regions.
Your rights
Under UK GDPR, you have the following rights in relation to your personal data:
- Right of access — you can request a copy of all personal data we hold about you
- Right to rectification — you can ask us to correct any inaccurate data
- Right to erasure — you can ask us to delete your data, subject to any legal obligations we have to retain it
- Right to restriction — you can ask us to limit processing while a query is resolved
- Right to portability — you can request your data in a structured, machine-readable format
- Right to object — you can object to processing based on legitimate interests, including our use of public record data for scoring

Data retention
We retain personal data only for as long as it is necessary for the purpose for which it was collected:
- Active seller profiles — retained for the duration of your engagement with the platform and for 12 months thereafter
- Conversation history — retained for 24 months to support any disputes or queries about the process
- Completed transactions — records of completed instructions are retained for 7 years for contractual and legal purposes
- Property scoring data — public record data used in scoring is retained and updated on a rolling basis; individual scoring records may be deleted on request
Cookies and tracking
The premonitia.com website does not use third-party tracking cookies or advertising pixels. We use only technically necessary session data to maintain your portal access. No personal data is shared with advertising networks.
We may use basic server-side analytics to understand aggregate traffic patterns (page views, device types). This data is anonymised and is not linked to any individual.
Changes to this policy
We may update this policy from time to time to reflect changes in our practices or legal requirements. The date at the top of this page will always reflect when the policy was last revised. Material changes will be communicated to active portal users by email.
