About Premonitia and these terms

Premonitia operates the website at premonitia.com and the seller portal at owner.premonitia.com (together, the "Platform"). By accessing or using any part of the Platform, you agree to be bound by these Terms of Service.

Premonitia is not a regulated estate agency. We do not act as agent, provide regulated valuations, hold client funds, or offer advice regulated by the Financial Conduct Authority. We are an introductory platform that facilitates contact between property sellers and estate agents.

If you do not agree to these terms, please do not use the Platform.

Section 02

The service we provide

Premonitia provides the following services through the Platform:

Use of the seller portal is entirely free of charge for property owners. Premonitia earns a referral fee from the instructed estate agent on successful completion of a sale. This fee is paid by the agent and does not affect the price or terms you negotiate with them.

Section 03

Access to the seller portal

The seller portal is accessible only via a unique access token issued by Premonitia. Access tokens are issued to property owners or their authorised representatives following identification by our scoring model or by referral from a registered estate agent.

Your access token is personal to you and your property. You must not:

We reserve the right to revoke access immediately where we reasonably believe the portal is being misused.

Section 04

The agent bid process

When you register on the seller portal and confirm your details and timeline, Premonitia will approach between three and five estate agents operating in your area. Agents are selected based on their local track record, client ratings, and suitability for your property type.

Agents are approached with your property address and a broad anonymised profile only. Your name and contact details are not shared with any agent until you explicitly select them and authorise introduction through the portal.

Agent bids submitted through the Platform are proposals only. A bid does not constitute a legally binding agreement. Any instruction to sell is a separate matter between you and the agent you select and is governed by the estate agency agreement you enter into with them directly.

Premonitia does not verify the accuracy of bids submitted by agents, and makes no representation as to the accuracy of any valuation, fee estimate, or other claim contained in a bid. You should conduct your own due diligence before selecting an agent.

Section 05

No obligation to proceed

You are under no obligation at any stage to proceed with a sale, select an agent, or continue using the Platform. You may withdraw from the process at any time by contacting us at hello@premonitia.com.

There is no fee, penalty, or obligation arising from registering on the Platform, reviewing bids, or declining to proceed.

Section 06

Accuracy of information

Our property scoring model is based on publicly available data that may contain errors, be out of date, or not accurately reflect the current state of a property or its ownership. A high or medium score does not guarantee that a property is likely to sell, or that the owner wishes to sell.

Property valuations, comparables, and market data provided through Aime are indicative only, based on publicly available transaction data. They are not regulated valuations and should not be relied upon for financial decisions. You should always obtain a formal valuation from a qualified RICS-accredited surveyor before making any significant property decision.

You are responsible for ensuring that the information you provide through the seller portal is accurate and up to date. Premonitia accepts no liability for any loss or inconvenience arising from information you have provided that is incorrect.

Section 07

Limitation of liability

To the fullest extent permitted by law, Premonitia excludes all liability for:

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded under applicable law.

Section 08

Intellectual property

All content on the Platform — including the Premonitia name, logo, design, scoring methodology, and Aime AI system — is the intellectual property of Premonitia and is protected by applicable copyright and trade mark law. You may not reproduce, copy, distribute, or commercially exploit any part of the Platform without our prior written consent.

Section 09

Governing law

These terms are governed by the laws of England and Wales. Any dispute arising from your use of the Platform is subject to the exclusive jurisdiction of the courts of England and Wales.

We reserve the right to update these terms at any time. Material changes will be communicated to active portal users. Continued use of the Platform following notice of changes constitutes acceptance of the updated terms.
